Rigsby-style boiler maintenance
The broken boiler ranks in the top ten of most problematic worries for tenants alongside smashed windows and a leaky roof, add to this the unhelpful 'Rigsby-style' landlord and we result in the optimising 70s sitcom 'Rising Damp.'
Similarly, tenants of Shazad Ishaq in Worcester suffered from his 'Rigsby' attitude and found themselves hospitalised after receiving carbon monoxide poisoning caused by a leaky gas boiler; despite complaints made by the tenants to Ishaq that the boiler had been leaking for sometime.
The Health and Safety Executive found that the boiler had in fact remained un-cleaned and in disrepair for quite awhile since soot and visible signs of smoke damage remained around the property. They further discovered that in addition to the unsafe state of the boiler he had also failed to keep the machine's certificates up-to-date.
The tenants had reported smelling fumes from the boiler as the air ventilation system which should have been installed for the boiler, remained non-existent and the kitchen cupboard used to store the boiler was also rendered inadequate for purpose.
Ishaq pleaded guilty to offences under the Gas Safety Regulations 1998 and fined over £3000, his landlord liability insurance will of course come in useful for getting the boiler fixed.
