According to the Residential Landlords Association (RLA) tenants are expecting and demanding more from their rental properties in terms of décor and price.
Landlords will find, especially in areas of over supply of rental properties such as some areas of London, the trend increases as tenants look for the best overall deal in the tightening economic climate.
It is not known when the banks will start to relax the rules on the mortgage market or when first time buyers will again be able to afford to purchase a property.
Landlords can ensure that their property still attracts the best tenants and can therefore charge the higher rents by providing their properties have the highest quality of finishes.
The main areas to concentrate on are the kitchen and bathroom, ensuring that all appliances are upto date and ideally that they are newly renovated. The next area is the walls with lighter paint, rather than wallpaper, that make them feel cleaner and smaller rooms appear more spacious.
