Landlords finding the recession to be helpful
While the economic downturn has affected a majority of us in a negative way there are those that have benefited from the recession. Landlords have been given the chance to enhance their portfolios and they have done this, with the average amount of properties per landlord has risen from 6.3 to 7 in the space of 12 months.
In 2008 there was worry in the letting sector as landlords where reducing the number of properties they owned, driving the average rental prices down, which had a massive effect on other landlords. Fortunately over the past few months the number of let properties has risen and there have been significant increases in the rental amount, perhaps the highest increase being in the London area.
The past few months have been the ideal time for landlords as house prices are still relatively low, mortgage lenders are increasing their acceptant rates and the average rental prices are on the rise. This has been a goldmine for those looking to increase those portfolios and has also been good news for everyone else as it has meant the banks are increasing their lending.
