Energy Performance Certificates for let properties from October 1st 2008

Energy performance certificates (EPC) are being introduced for let properties from the 1st October 2008.

The move being implemented in England and Wales will see let properties need them by law for when they are first let or re-let, having existing tenants will not rquire a certificate to be obtained.

It is the same principle as being used in the house sales market, to give prospective tenants an idea of the future energy costs of the property.

The certificate should cost in the rgion of £100 and take about the same time as a house valuation report.

It will also come with recommendations of improvements and costings that could improve the rating of the building. However it is worth noting that there is no obligation to act on the results of the report.

The only benefits are that the house should then be more energy efficient and you can then get a new EPC issued.
