Countdown 4 days to go to get an EPC

Landlords have 4 days to get an Energy Performance Certificate (EPC) in place for the properties that they rent out before the October 1st deadline.

Landlords don’t have to commission an EPC every time they take on a new tenancy, as they are valid for 10 years, although they do need to make a copy of the current EPC available to the new tenants.

Without an EPC in place, landlords face a fine of £200 and will be unable to market or rent out their property until one is obtained. In the current economic climate this threat of rental voids is definitely what landlords could do without.

So while you don’t have to have a certificate in place if you have an existing tenant, landlords are being urged to get one sorted before it becomes absolutely necessary for one.

The mortgage works are offering free EPCs to landlords who remortgage with them, the National Landlords Association have launched a new service providing landlords an EPC at £69 for members and £79 for non-members, and Paragon mortgages are offering an EPC service for all landlords for £85 for each property.
